Cover New Detached ADU: The Austin Owner’s Guide
If your Cover new detached ADU has a failed or failing part, we stock and install replacement components for Cover-built units throughout Austin, with most swaps completed in a single visit. Installed pricing for the most common replacement parts runs $240 to $680, depending on the component, and we carry the fast-moving items on our trucks so you’re not waiting on a freight shipment from California. Most owners discover the problem the same way: something stops sealing, something stops closing, or water shows up where it should not be after a hard Austin rain.
We are not affiliated with Cover. We’re an independent ADU builder and repair outfit in Austin that works on their units because our crews have taken enough of them apart to know exactly how they go together. If you’re looking at a part that has failed, you want someone who knows the difference between what Cover specs and what the big-box store sells as a universal fit. We do.
Which Cover Models This Applies To

Cover builds its detached ADUs as panelized systems, which means the wall, roof, and floor panels are fabricated off-site and assembled on your lot. That’s good news for parts replacement: most components are standardized across Cover’s current lineup, so a panel clip, corner seal, or threshold from one unit generally fits another. The gotcha is in the series. Cover has revised its panel connection hardware over time, and parts from the earlier series don’t always mate cleanly with the newer panel profiles.
When you call us about a Cover part in Austin, we’ll ask you to check the unit ID plate mounted inside the mechanical closet or on the electrical panel cover. That plate lists the build series and the date of manufacture, and it tells us which hardware revision your unit carries. If the plate is worn or unreadable, we measure the panel joinery directly. We stock OEM-spec parts where it matters, and we’ll tell you plainly when a quality aftermarket component does the same job for less money. With Cover units specifically, the panel-to-panel seals and the bottom plate flashing are the two places we don’t substitute aftermarket parts, because an off-size seal there is how you get a leak that takes a year to show up.
Signs Your Cover New Detached ADU Is Failing
- Water staining at wall-to-ceiling corners after rain. The panel corner seals dry out in Austin’s heat and shrink, opening a path for wind-driven rain. The stain shows up months after the seal fails, so the damage is always older than it looks.
- A door that binds or won’t latch cleanly. Cover units settle on their pier foundations, and a door that worked fine six months ago but drags now usually means the threshold plate or door jamb needs adjustment or replacement.
- Visible gaps at panel seams. Texas has big temperature swings between a February morning and an August afternoon. Panels expand and contract, and once a seam gap opens past about 1/8 inch, the sealant has lost its job.
- Musty smell inside with no obvious leak. This is usually a failed bottom plate gasket or a floor-to-wall seal, letting ground moisture wick up into the wall cavity. By the time you smell it, the fix is more than caulking.
- Condensation on interior windows or wall surfaces near the mini-split. That’s often a failed or mis-seated drainage component in Cover’s wall assembly, not a humidity problem. Austin’s muggy springs make it worse.
Replacement Cost & What’s Included

For a Cover detached ADU in Austin, expect installed replacement pricing to land in these ranges:
- Panel seam seals and corner seals: $240 to $420 installed per panel junction, including surface prep and disposal of the old sealant.
- Door threshold and bottom plate flashing: $310 to $560 installed, depending on door width and how much of the bottom plate needs to come out.
- Window re-flashing and resealing: $270 to $480 per window, more if we’re pulling the window to reset the rough opening.
- Floor-to-wall gasket replacement: $380 to $680, since it means lifting the wall panel slightly to seat the new gasket correctly.
Every quote is a written price before any work starts. You approve the number on day one, and that’s the number on the final invoice. No change orders because we forgot to include something. The work carries our 365-Day Done Right Promise: if a replacement part we installed fails within a year, we come back and make it right at no charge.
DIY or Call Us?
You can check a few things yourself. Look at the panel seams with a flashlight after the next rain. Run your hand along the bottom plate on the inside and feel for moisture. Note which door binds and when it started. That diagnosis helps us show up with the right parts.
What you should not do is start pulling panel seals or lifting wall sections on your own. The panel joins on a Cover unit carry structural load, and re-seating a panel without the right lifting jacks and sequence can misalign the roof plane enough to open new leaks. That’s a $400 job that becomes a $4,000 job. If the part is a seal, a flashing, or a gasket, call us at (361) 309-9568 and we’ll quote it in writing before we touch anything.
FAQs

In Austin’s climate, the original panel seals on a Cover unit typically last 7 to 10 years before the heat and UV exposure start degrading them. Units with full western sun exposure tend to fail on the earlier end of that range.
Most panel seals and gaskets cannot be meaningfully repaired. Once the sealant has shrunk or cracked, patching over it buys you a season at best. We replace because a re-sealed seam that fails again is more expensive than doing it right the first time.
A single panel seam or threshold replacement is typically done in one visit, usually 2 to 4 hours on site. Larger jobs involving multiple seams or a wall panel lift can take a full day.
We stock the common Cover replacement seals, gaskets, and flashing on our Austin trucks. If your unit needs a specialty component we don’t carry, we order it direct and give you the lead time in writing before any work begins.
We work on Cover units because we know how they’re built, and we also work on Abodu and Dvele ADUs across Austin. Reed Calloway has been in residential construction for two decades, and he writes every scope of work the same way: put it in writing, then do what it says. If you have a Cover ADU part that’s failing, call (361) 309-9568 and we’ll get you a written quote.
