Plant Prefab Junior ADU Conversion: The Austin Owner’s Guide
Plant Prefab junior ADU conversion components in Austin typically run $2,800 to $6,400 installed, depending on whether we’re replacing the mechanical package, the structural panel set, or the full envelope interface. We keep the common failure points in stock or within a two-day supplier window, and most single-part swaps finish in one day on site. Usually the first sign something’s gone wrong is a door that suddenly won’t line up, a floor that reads soft at the seam, or a mini-split that cycles but doesn’t cool. Those all trace back to the same handful of parts this page covers.
We’re an independent Austin service and installation firm, not affiliated with Plant Prefab. We work on their units because we know the panel system, the connection details, and the failure modes that show up in Central Texas after a few summers.
Which Plant Prefab Models This Applies To

Plant Prefab builds on a few panelized chassis lines, and the junior ADU conversions share common connection hardware across most of them. Whether the original structure shipped as a LivingHomes C6, an ALU series, or one of the early YB series units, the corner-locking hardware, the steel chase covers, and the mechanical rough-in brackets tend to match. The gotcha comes with panel thickness. Some early Austin units used a 2×4 wall profile; newer production runs moved to a 2×6 profile for the envelope. A conversion part cut for one won’t seat cleanly against the other without a furring strip or a trim adapter.
Before ordering, look for the Plant Prefab build plate. It’s usually mounted inside a kitchen cabinet or on the back side of the utility chase, and it carries the unit’s factory ID and panel profile. If you can’t find it, measure the reveal at any exterior door jamb. A 5-1/2 inch reveal means 2×6 framing; a 3-1/2 inch reveal means 2×4. That single measurement determines half the parts we pull off the truck. We use OEM hardware where it matters for the structural connection, and quality aftermarket equivalents for wear items like door sweeps, seals, and the mini-split condenser brackets. Same spec, lower price, and in Austin’s humidity they fail at the same rate.
Signs Your Plant Prefab Junior ADU Conversion Is Failing
- Interior doors rub at the top corner and won’t stay latched. The panel corner connectors have loosened, usually from slab movement or repeated thermal cycling. The fix is a connector re-torque and, on older 2×4-profile units, a seam shim.
- Floor feels soft at the marriage line between the original panel and the conversion bump-out. The rim blocking has compressed or the sill gasket has failed, letting moisture wick into the edge of the subfloor. Austin’s wet-dry freeze cycles accelerate this more than most owners expect.
- Mini-split runs constantly but the room won’t hold temperature. Either the line set has a slow leak at the flare fitting, or the condenser bracket has sagged and kinked the drain line back into the pan. Both are common on conversions installed quick, where the bracket wasn’t shimmed for Austin’s slab grades.
- You see daylight at the base of the exterior wall. The bottom plate trim or the sill seal has failed. This is more than a draft; it’s an entry point for the mosquitoes and the humidity that come with a Texas May.
- Water stains at the wall-to-ceiling transition after a hard rain. The roof-to-wall flashing that came with the original conversion was fine for a California rain, but Austin gets big thunderstorms with horizontal wind. The seam allows water to track inside the panel chase.
Replacement Cost & What’s Included

Here’s what Plant Prefab junior ADU conversion repairs run in the Austin market, installed:
| Corner connector re-torque and seam shim | $340 – $600 |
| Sill seal and bottom plate trim replacement | $1,100 – $1,800 |
| Floor seam rim blocking repair (partial) | $1,600 – $2,900 |
| Mini-split bracket reset and line set repair | $800 – $1,500 |
| Roof-to-wall flashing retrofit at conversion seam | $1,900 – $3,400 |
| Full envelope interface overhaul | $4,200 – $6,400 |
The range on a given line comes down to access, panel profile, and whether the original install left proper clearance around the work area. We hand you a written line-item price before any work starts, and the number you approve is the number on the final invoice. No change orders unless you ask for additional scope in writing. The work is covered by our 365-Day Done Right Promise: if something we touched fails inside a year, we come back and correct it at no charge.
DIY or Call Us?
Some checks you can do without opening a wall: look for daylight at the base trim, test the floor at the conversion seam, check whether doors latch, and listen to the mini-split for short cycling. That tells us where the problem lives before we arrive.
What you shouldn’t do is pull a panel corner connector or open the utility chase on your own. The connection hardware carries structural load, and the chase contains electrical wiring that runs on the factory’s routing, which isn’t always obvious from the outside. We’ve been called to fix DIY attempts in South Congress where a homeowner undid the wrong fastener and dropped a panel out of true. That repair costs more than the original would have. If the problem is structural, electrical, or involves the roof seam, call (361) 309-9568 and we’ll send a background-checked, uniformed crew to look at it. The estimate’s free.
FAQs

Most of the structural hardware should go 15 to 20 years, but Austin’s heat, humidity, and heavy rain cycles push the weather-exposed parts, like sill seals and wall flashing, to fail in about 7 to 10 years. It’s not unusual for us to replace failed seals on units built in 2016 or 2017.
In most cases the connector itself is fine and only the torque has backed off, so we re-torque and shim. If the panel has shifted enough to ovalize the bolt hole or crack the plate, we replace the connector and drill a fresh oversized-bore seat. That’s a one-day job either way.
Most single-part replacements, like a sill seal or a mini-split bracket reset, finish in 4 to 6 hours. A floor seam repair or a full envelope flashing retrofit runs a day and a half to two days. We’ll tell you which before we start, and it’s in the written quote.
We keep the common items on the truck, including corner connector kits, sill seals, seam shims, and conversion-line set fittings for the standard mini-split makes used on these units. Unusual panel profile pieces or OEM flashing runs we order from our supplier, which usually lands in two business days. We also handle parts for Abodu, Cover, and Dvele units the same way.
Call (361) 309-9568 and tell us what the unit is doing. We’ll schedule a free estimate, put the price in writing, and have a live person answer when you call.
