The Fielding ADU Austin Guarantee

We put our guarantee in writing before the first board is cut. That’s the whole point. The Garrison Standard has governed how we build since 2006, and it applies to every ADU, garage conversion, and room addition we frame in Austin. Here’s what that means for you: you get a written price before any work starts, a written one-year guarantee on the finished project, and a live person on the phone any hour you call. If something we built fails inside that year, we come back and fix it at no charge. No fine print, no adjuster runaround, no “that’s normal settling.” It’s our name on the permit. Reed Calloway signs off on every project, and he expects the work to outlast the guarantee by decades.

What’s Covered

  • Workmanship defects for a full year. Framing, drywall, siding, roofing, trim, flooring, electrical, plumbing, HVAC rough-in: if our work fails inside 365 days, the second visit is free.
  • Parts and materials we supply. We don’t pass the buck to a manufacturer. If a window we installed or a water heater we hung fails inside the guarantee window, we deal with it. You call one number: (361) 309-9568.
  • The written price. The number you approve on day one is the number on the final invoice. Change orders happen only if you ask for a change, and we put that in writing too before anyone picks up a hammer.
  • On-time arrivals within the promised window. Our crews show up when we say they will, in uniform, with background checks already done. You don’t wonder who’s walking onto your property.
  • Permit-ready builds. Every project is built to City of Austin code and pulled through inspection. We don’t skip steps, and we don’t leave you holding a red tag.
  • Cleanup as part of the job. The Garrison Code says “leave it clean.” We sweep, haul, and dispose. You shouldn’t find drywall dust in your bedroom or conduit scraps in the yard after we’re gone.

Our Satisfaction Promise

If you’re not satisfied with something we built, tell us. We don’t argue first and listen later. Reed Calloway and the project lead will walk the space with you, look at what’s bothering you, and either explain what’s happening or schedule the fix. If it’s a workmanship issue covered under the one-year guarantee, we correct it at no charge. If it’s something outside the guarantee, we’ll still give you an honest assessment and a written price to address it, which you can accept or decline with no pressure. Either way, you get a straight answer. That’s the promise. We don’t ghost customers, we don’t send a new sub every visit, and we don’t consider a job done just because the check cleared. The job is done when you say it’s done and the final inspection passes. If you’re unhappy three months in, call. If it’s month eleven and a cabinet door is sagging, call. The guarantee clock is real and we honor it.

Licensed & Insured Backing

The bedroom inside a new ADU

Paper promises matter only if the company behind them is real, licensed, and still standing next year. Fielding ADU Austin is a licensed and insured contractor serving Austin and the surrounding Central Texas market. That licensing means the city can come after us if we cut corners. That insurance means your property and our crew are protected if something goes sideways on the job. Background-checked, uniformed crews mean you know who is on site, and our live-answer phone policy means you can always reach a human when you have a question. We won’t quote you a license number to make the page look good; we’ll show you the paperwork when you ask for it, same as we show you the written price before we start. The guarantee is only as good as the company backing it, and we’ve been building to that standard since 2006.

How the 365-Day Done Right Promise Works

Day one, you approve a written price. During the build, you see the crew show up on time, in uniform, with a foreman who answers questions. At the end, we do a walkthrough together and you sign off. If anything covered fails inside the next 365 days, you call (361) 309-9568, talk to a live person, and we schedule a return visit at no charge. We show up, fix the defect, and document what we did. That’s the whole mechanism. One year, one number to call, one standard.

What the Guarantee Doesn’t Pretend to Be

We don’t offer a “lifetime” guarantee, because no honest builder can promise that a subfloor will outlast the house. We don’t wrap the guarantee in legal language you need a translator for. The Garrison Standard covers workmanship defects for 365 days. If something fails, we come back and make it right at no charge. Normal wear and tear, changes you make after we leave, and damage from storms or accidents are not workmanship defects, and we’ll tell you that plainly if it comes up. What we cover, we cover completely. What we don’t cover, we say so before you sign.

Why We Put the Price in Writing Before Work Starts

A guarantee doesn’t start when the build is done. It starts when the price is set. We hand you a written price before a single nail is driven, every time, with no exceptions. That does two things. First, it forces us to actually think through the job: the existing slab condition, the electrical service, the setback rules for your neighborhood, the way the roofline ties in. Second, it means you’re never surprised by an invoice at the end. The number you approve on day one is the number on the final invoice. If we find something unexpected mid-build, we stop, show you what we found, and hand you a written change order for the difference. You decide. We don’t just buy materials and hope you’ll pay. The written price is the first promise we make, and we treat it like the guarantee: binding.

What the Garrison Code Means on an Austin Job Site

We run every project on the same five rules. Show up in the window: the crew arrives when we say they will. Price in writing: you get a line-item quote before work starts. By the book: permits pulled, inspections scheduled, code followed. Leave it clean: debris hauled, floors swept, property returned to better condition than we found it. Stand behind it for a year: the 365-Day Done Right Promise in writing. That code is not a slogan we hang on the office wall. It’s how the project lead runs the schedule, how Reed Calloway reviews each job at signoff, and why our Austin clients don’t have to chase us after the final check clears.
