Dvele New Detached ADU: The Austin Owner’s Guide
We stock, match, and install Dvele-compatible new detached ADU parts across Austin, with most replacements running $450 – $2,800 installed depending on the specific component and your model year. Same-day or next-day service is standard for the common failure points like sensors, gaskets, and hardware, because those are the parts we keep on the truck. Owners usually discover a failing part the same way: a panel stops sealing, an HVAC zone quits responding, or a window track binds just enough to notice every time it slides.
Which Dvele Models This Applies To

Dvele builds their detached units around a standard modular envelope, which means the parts catalog is tighter than you’d find on a conventional site-built ADU. If you have a Dvele unit from the 2020 model year forward, your wall panels, roofline interfaces, and utility chases follow the same base dimensions, but there’s a compatibility gotcha most owners don’t catch until they’re holding the wrong part in hand: Dvele changed their window spec mid-2022, and the newer frames are 3/8″ deeper than the originals. A window track gasket that fits a 2021 unit will leave a gap on a 2023 build if you order by look instead of by the stamped part number.
For most of what we replace, the OEM part is the right call. Dvele’s panel sealing system and their electrical disconnects are engineered tight enough that aftermarket subs create more problems than they solve. Where aftermarket makes sense is on some of the commodity hardware like hinge sets and exterior trim caps, where a quality equivalent costs 30 – 40% less and performs identically. Every Dvele unit shipped to Austin carries a build plate inside the utility closet, and that plate lists the model series, assembly date, and panel configuration. A photo of that plate saves us both a wasted trip and a wrong guess, and we will ask for it on the phone.
Fielding ADU Austin is an independent service provider. We are not affiliated with Dvele, and we do not represent them on warranty claims. We do know their parts and their build tolerances well enough to tell you which problems are worth fixing and which ones belong on a warranty ticket.
Signs Your Dvele New Detached ADU Is Failing
- Exterior panel gaps at the corner seams. The sealant Dvele uses at the modular joints has a real lifespan in Austin heat, and once it shrinks, water starts finding the chase. This is the most common failure we see on units that have been through three Texas summers.
- A zone in the mini-split that won’t hold its setpoint. The wall-mounted controller in each zone talks to the main board through a daisy-chain harness, and the connector at the first junction box is the usual point of failure. It corrodes first because it sits closest to the exterior wall penetration.
- Sliding door or window that drags on one side. The track rollers wear unevenly when the unit settles, and Austin’s expansive clay soil makes every detached structure move just enough to matter. A dragging panel is the roller telling you it’s done.
- Intermittent breaker trips on one of the two main circuits. Dvele units run on a split load center, and a weak connection at the mechanical lug will trip a breaker under load even when nothing is actually overloading. This is a diagnosis we can confirm in 20 minutes with a thermal reading.
- Musty smell from the utility closet. That closet houses the ERV filter and the condensate line, and when the drain path gets a biofilm build-up, the smell starts there first. It smells worse in humid months, which in Austin is most of the year.
Replacement Cost & What’s Included

Here is what we quote in Austin for the common Dvele failures, installed, with no change orders after the fact:
- Corner seam reseal (one seam): $450 – $800
- Zone controller harness repair: $380 – $650
- Window or door roller set (per panel): $260 – $520
- Load center lug repair or replacement: $500 – $1,200
- ERV filter and condensate line service: $180 – $400
Pricing changes with access, model year, and whether the part itself has to come from Dvele’s distribution network or we already carry an equivalent on the truck. The number we give you in writing before any work starts is the number on the final invoice. That policy applies to every Dvele part replacement we do, the same as a full ADU build. Most single-part swaps are done in a morning, and the work carries the full year of the Garrison Standard behind it, the same guarantee we put on a ground-up build. If it fails inside 365 days, we return and correct it at no charge.
DIY or Call Us?
Some of this work is safe for a patient owner with the right tools. Changing an ERV filter, cleaning a condensate line, and tightening an accessible window track set are all reasonable DIY jobs, and you will not void any warranty by doing them. Anything that touches the load center, however, is not a weekend project. The split circuit design in a Dvele unit carries 240V at the main lugs, and a wrong move there is a shock hazard, not a frustration. Same caution on the corner seams: resealing them correctly means pulling the old sealant fully, prepping the joint, and applying material that matches the original expansion rate. Most DIY attempts we repair in Austin failed because the owner used the wrong sealant and sealed the gap shut instead of letting the seam move. Put it in writing, then do what it says. That goes for us too. Call (361) 309-9568 and we’ll quote the part honestly over the phone before we ever roll a truck.
FAQs

Exterior sealants typically last 5 – 7 years in Austin’s UV load before they start shrinking. Hardware like rollers and hinges lasts 8 – 12 years depending on use, and the electrical components should outlast both unless they get wet. The Texas heat and the clay soil movement are what shorten these lifespans compared to what the manufacturer lists.
It depends on the part. Rollers, sealant, and drain lines are almost always replacements. Zone controller harnesses can sometimes be repaired at the connector if the corrosion hasn’t traveled up the wire. We’ll tell you straight which path costs less, and sometimes that’s repair. If a repair won’t hold, we say so before we charge you.
Most of the common replacements we listed above are done in 2 – 4 hours on site. If a part has to come from Dvele’s network, add 3 – 7 business days for shipping. We won’t start the clock on a job we can’t finish the same visit unless you approve that in writing first.
We stock the common failure items: sealant types for the panel joints, roller sets, condensate components, and the harness connectors we replace most often in Austin. For anything model-specific that has to come from Dvele, we order it for you and give you the delivery window in writing before any work is scheduled. Call (361) 309-9568 for a free estimate.
