Plant Prefab ADU Builders in Austin: What to Know First

We build, install, and finish Plant Prefab ADUs across Austin as an independent contractor, not a Plant Prefab dealer. A full Plant Prefab ADU build on a prepared Austin lot typically runs 3 to 5 months from permit approval to final inspection, and our price goes in writing before the first footing is poured. If you already own a Plant Prefab unit or have a deposit down, call (361) 309-9568 and we’ll tell you exactly what the build side will cost.

This page is for Austin homeowners who bought or are buying a Plant Prefab ADU and need a builder who knows the platform without being married to it. We work on the build side only: foundations, site work, utility connections, assembly, finish-out, and the permit package. Reed Calloway runs Fielding ADU Austin, and he writes scopes of work that don’t leave anything out. Put it in writing, then do what it says.

How Plant Prefab Products Fail – and How We Fix Them

  • Foundation tolerance drift on the Plant Prefab LivingHome series. LivingHome units arrive as panelized modules that bolt to a foundation system. If the slab or pier grid is out of level by more than a quarter inch over ten feet, the wall panels rack and doors bind within the first year. We see this on poor soil prep jobs around East Austin and Mueller. Our fix is a foundation survey before the module drop, then re-shimming and re-flashing as needed. We don’t skip the survey, even when the factory drawings say the pad is fine.
  • Panel joint seal failure at the marriage lines. Plant Prefab panels are joined at the factory and field-sealed on site. Austin’s freeze-thaw cycles in January and the long humid stretch from May to September put real stress on those seals. When sealant fails at a vertical joint, you get water intrusion behind the rainscreen and mold inside the wall cavity. We cut out the failed bead, inspect the cavity, dry it, and re-seal with a commercial-grade polyurethane that holds up better than the OEM spec in central Texas weather.
  • Electrical rough-in mismatches with Austin Energy specs. Plant Prefab units ship with factory wiring, but the service entrance and panel tie-in happen on your lot. Austin Energy has specific requirements for meter location, grounding, and disconnect placement on detached ADUs. We’ve corrected several jobs where another contractor set the panel in the wrong place and the utility refused the connection. Our electricians pull the permit and coordinate the utility inspection before the module gets dropped, so the power comes on the first time.
  • HVAC condensate drainage on the Plant Prefab Accessory Dwelling Unit line. The factory-installed mini-split or ducted system drains through a condensate line that needs a downhill run from the unit to daylight. On flat Austin lots, like much of Hyde Park and Crestview, that slope doesn’t exist without a pump. When the line is pitched wrong, water backs up and drips through the ceiling cassette. We install a condensate pump with a float shutoff on every flat-lot Plant Prefab build, whether the factory drawing calls for it or not.
  • Site-built porch and deck connections that pull away from the module. Plant Prefab units have a defined structural envelope. Anything you add on site, like a porch, deck, or breezeway, needs a proper ledger connection to the module’s rim joist. We’ve repaired decks in Travis Heights and Allandale where the builder face-nailed the ledger instead of using structural screws and standoffs, and the deck started separating from the unit within two years. We fix the connection with the right fasteners and flashing, then pull a permit so the correction is on record.

Our Plant Prefab ADU Builders Process

  1. 1
Site walk and lot assessment. We measure the setback to every property line, check the soil, verify utility locations, and confirm the module delivery path. This takes about 90 minutes and it’s free.
  2. 2
Written scope and price. We hand you a line-item scope that covers every trade: foundation or piers, delivery coordination, crane or forklift placement, utility trenching, assembly, finish carpentry, paint, and the final cleanout. The number on that sheet is the number on the final invoice.
  3. 3
Permit package. We file the ADU permit with the City of Austin Development Services Department, including any setback variance request if your lot needs one. We handle the comments and the resubmittals.
  4. 4
Build and assembly. We prep the pad, take delivery of your Plant Prefab module, set it, tie in utilities, and finish the exterior and interior. You see the same background-checked, uniformed crew on your site every day.
  5. 5
Inspection and handover. We walk the unit with you, open every door, run every fixture, and test the HVAC. You get the written 365-Day Done Right Promise before we leave. If anything fails inside that year, we come back and make it right at no charge.

What Plant Prefab ADU Builders Costs in Austin

A project lead going over permit drawings with a homeowner

Site work and foundation for a Plant Prefab ADU in Austin typically runs $28,000 to $55,000, depending on soil conditions, tree protection requirements, and how far your utilities have to run from the house. Utility connections, including the Austin Energy service tie-in, usually add $12,000 to $22,000. Assembly and finish-out of the module runs $40,000 to $90,000 depending on the line and the level of interior finish. A full build, all in before the factory cost of the module, lands between $80,000 and $165,000 on most Austin lots.

What moves the price: access for the crane or delivery truck, how much rock is in the excavation, whether you need a new electrical panel on the main house, and the interior trim level you actually want, not the one in the brochure. Call (361) 309-9568 and we’ll give you a written number for your specific lot.

Why Austin Homeowners Call Fielding ADU Austin for Plant Prefab Work

We’re an ADU and room-addition specialist inside the Garrison Partners family, building to The Garrison Standard since 2006. That means a written price before any work starts, permitted work done by the book, and a written one-year guarantee on every project. The Garrison Code is simple: show up in the window, price in writing, by the book, leave it clean, stand behind it for a year.

Our crews know Plant Prefab, and they also know Abodu, Cover, and Dvele. If you’re still deciding between platforms, we’ll tell you what each one costs to build on your lot and what the real-world lead times look like. If you’re already locked into Plant Prefab, we’ll build it right. A live person answers our phone 24 hours a day, seven days a week. No voicemail, no callback queue.
